Loan Product Options for Your Home Financing Needs

Not every borrower or property fits into a standard loan program. That’s why we offer a wide range of financing options designed to help with different goals, properties and financial situations. Whether you’re buying, refinancing, investing or looking for a more specialized solution, here are some of the loan products we offer.

Purchases & Refinances

Whether you’re purchasing a home or refinancing your current mortgage, we offer a variety of financing options to help you find a loan that fits your needs and goals.

FHA, Conventional, VA & USDA Loans

From traditional conventional financing to government-backed FHA, VA and USDA loans, borrowers have several options depending on their qualifications, property and financing needs.

Fixed-Rate, ARM & Buydown Options

Choose from fixed-rate mortgages, adjustable-rate mortgages and temporary buydown options. Each offers a different way to structure your mortgage based on your plans and budget.

Extended Lock Options

Extended rate locks may be available for borrowers who need additional time before closing, including those purchasing a home that is still under construction.

Jumbo Loans

Financing needs that exceed conforming loan limits may qualify for a jumbo loan, providing options for higher-priced homes and larger loan amounts.

Down Payment Assistance

Down payment assistance programs may help qualified homebuyers with some of the upfront costs of purchasing a home. Program availability and requirements vary.

Repair Escrow

A repair escrow can provide a way to address certain repairs or unfinished items after closing, such as a pool or flooring, depending on the property and loan program.

Debt Service Coverage Ratio (DSCR)

DSCR loans are designed for real estate investors and may use the property’s rental income rather than traditional personal income to help determine qualification.

HELOC & HELOAN

A Home Equity Line of Credit (HELOC) or Home Equity Loan (HELOAN) allows a homeowner to keep their low first mortgage rate yet still access their home equity for renovations, large expenses or other financial goals.

Non-Warrantable Condos

Some condominium properties don’t meet traditional agency guidelines and are deemed as Non-Warrantable Condos.  We have financing options for properties that fall into that category for eligible borrowers.

Reverse Mortgages

For eligible homeowners age 62 and older, a reverse mortgage can provide access to home equity without required monthly mortgage payments. Borrowers remain responsible for property taxes, insurance, homeowners insurance, and maintaining the home. Borrowers must reside in the property as their primary residence.

Construction Loans

Construction financing can help borrowers fund the building of a new home, with loan options depending on the project, property and borrower qualifications.

Bank Statement Programs

For self-employed borrowers, bank statement programs may offer an alternative way to document income using qualifying bank deposits rather than traditional tax returns.

No Credit Score & ITIN
